Maintaining Your Rental Property

Just use common sense. If you have something that needs repaired call immediately. If the repair person does not contact you within 24 hours, make a follow up call to
our office letting us know that they have not responded. Also make sure that we have the best phone number to reach you!
You have agreed in your lease to care for the property you are renting. When we get snows, make sure that the walkways etc are cleared. When there is a forecast of heavy rains, make
sure culverts and drainage areas are clear and that there is nothing blocking the flow of water away from the home.
Come Spring, make sure you are taking care of the weeds. These will become fire hazards in the summer and for those of you living in regulated areas it is a requirement not only of
your lease but also of the home owner's association.
Remember that if you violate any of home owner association rules or regulations and the owner is fined, you will incur those costs. It really comes down to simply taking care of the
place you are renting as if you were paying the mortgage and treating your neighbors respectfully!

Weeds!

It's that time of year again. For the next 3-6 months, you need to make sure that weeds are cleared from the property you are renting. As you know this is a term of your
lease. Different Home Owner Associations impose penalties if weeds are not kept under control. If the owner is fined due to your failure to comply with this lease term, the fines will be passed on to you. If you fail to comply, Foothills
will hire a landscaper and you will be charged for their services. Lets cooperate and do what was agreed to. We're sure that you also want the home you're living in to look good! |
Rent Payments:

This is a time when every one needs to cooperate. Please insure that your rents are paid on time. In most cases your rent payment is
critical for owners making their mortgages. Rents are due on the first of the month and delinquency charges start to accrue on the 2nd. Being late costs everyone. You incur late fees and in turn, your owner may also be charged penalties if
they are counting on your monies. Remember, we’re all in this together!
