We hope the following information will help as you prepare to move out of the property. If
you fulfill your obligations according to your rental contract you will receive a full, prompt refund of your deposits.
Below are, in our experience, rental contract obligations occasionally misunderstood or forgotten that
can affect the refund of deposits. Please refer to the Cleaning and Replacement Checklist
below. It is highly recommended than you review your rental contract and obtain competent legal advice if you do
not understand any part of it.
Remember, Per Your Rental Contract:
Your 30-Day Notice to Vacate MUST be received IN WRITING by Foothills Property Management, Inc. on or
before your rent due date for it to be applicable for the end of that month. This applies even if you will be vacating at the end of your stated lease period. Please refer to your rental contract, page 3, section 14
regarding TERMINATION OF CONTRACT.
Utilities must be left on for 7 business days so that we may complete the move out inspection (paragraph
7 of your Rental Contract) and contract any work if necessary. If utilities need to be reconnected during this time you will be charged an additional fee (Utility turn-on $50-$150). This could affect the time it takes to
process your deposit refund and the amount refunded. You can inform our office IN WRITING (include phone number) that you would like to be notified if you are able to turn the utilities off sooner.
Carpets must be professionally cleaned and a receipt (or copy) submitted to our office. We suggest this
be done when you surrender the keys.
Return ALL keys and garage door remotes by midnight of your final move-out date. Bring them to our
office, or, if after hours, drop them through our key drop next to the front door. Make certain they are identified with the property address.
Move-out inspections cannot be performed until property/keys are surrendered. Most often, the move-out
inspection is performed within a few days of your surrendering keys.


Items indicated under General Interior apply to all areas and are not repeated.
While all items described must be properly cleaned, special attention should be given to the Kitchen and
Bathrooms due to their purpose and use.
